How we calculate.
Home Finance & Credit Lines is an independent ledger desk. We are not a lender, a broker, or a loan originator, and we do not take applications. We read disclosure forms, model draw and repayment schedules, and publish the arithmetic — including the many cases where borrowing against a home is the wrong answer. Some links earn us affiliate commissions; the math answers to readers, not to the payout.

| 01 | We publish arithmetic, not rates. A static page cannot keep pricing current. Any rate we printed would be stale within days and would quietly become a lie. So we publish the structures and the identities — how a draw period converts into a repayment period, how combined loan-to-value is computed, how a break-even is derived — and leave pricing where it belongs: in your own quote. |
| 02 | Every calculator runs on your inputs. Our tools contain no assumed market data. You supply the value, the balance and the ceiling from your own documents; the tool applies an identity you could work by hand. That means the output is yours and checkable, not a projection we are asking you to trust. |
| 03 | We read the disclosure, not the landing page. Federal disclosure forms exist precisely because the marketing does not have to be complete. We work from Loan Estimates, Closing Disclosures, HELOC agreements and the early disclosure booklets, and we quote the clause rather than paraphrasing it. |
| 04 | We publish the case against borrowing. A large share of what we run concludes that the reader should not borrow against their home, or should borrow considerably less than they qualify for. That is not a hedge — it is frequently the correct answer, and a desk that never reaches it is not a desk. |
| 05 | We date every figure and mark every correction. Terms move. Every entry carries the date its assumptions were set. When a correction changes a conclusion, it is marked in the entry with its date, not silently patched. |

- Not a financial adviser. Nothing here is personalised advice for your circumstances.
- Not a rate-comparison site. We deliberately publish no rate tables — see rule 01.
- Not a lead generator dressed as journalism. Where a link is commercial, it is disclosed as commercial.

If you are struggling with mortgage payments or debt, a HUD-approved housing counselling agency provides free or low-cost guidance and has no product to sell you. We recommend that route before any equity product.
